Good news for investors: Rising rental prices in Marbella

Investing in real estate abroad is often a good idea, especially if you are planning to rent out your property. For the rental prices you are then largely depending on the local market. Spain is very interesting these days as the rental prices have increased compared to last year, especially the ones in Marbella.

Why Marbella in particular?

In Marbella the rental prices are already a lot higher than in other parts of the country and that makes Marbella-Estepona the suitable environment to invest in.  The region is well known, and sought after, as an investor this is of course a good thing.

What are the prices in Marbella?

Compared to last year, the rental price in Marbella is on average 10% higher, and in the Estepona region even 17%. This is shown by research by TecniTasa, which is responsible for property valuations in Spain. These rents are similar to those of, for example, Ibiza, with the difference that the purchase value of properties in the Marbella region is a lot lower! A boost for your yield calculation!

Why is it the ideal time to invest?

The economy in Spain has improved quite a bit, but is still not the way it was before the crisis. Purchase prices are therefore still fairly low at the moment, but rising sharply. Rental prices are also rising sharply as a result of strongly rising demand.

Yield calculations of Spanish real estate speak for themselves, certainly when you compare them with yield calculations for Belgian real estate. Moreover, you will enjoy the fantastic climate. Thousands of Belgians have already done it before.

Since the economy in Spain has really recovered, but still has a long way to go regarding the years before the crisis, this seems to be the time to invest in the Costa del Sol. Experts expect prices to rise significantly in the next 12 months.
